We purchased this property in May 2014. The owner wanted to sell the property so she could move on with her life and get the kids in a better school. This house was referred to me by another agent who knew I was looking for a house flip. We offered 35000 and it was accepted. This home is in the Columbus Ohio Public School District in the 43207 zip code.
Since this was our first property flip we thought we knew what we were getting into but we soon found out that a trust worthy contractor is worth their weight in gold. We started out thinking with good bones, roof, windows, mechanical’s but we were unprepared for the amount of cleaning that needed to be done and some of the things we didn’t see. You will see
from the pics below what I mean.

We started out thinking we could paint and floor the place but soon realized that we needed to do siding and have some exterior demolition of the concrete retaining walls. On the inside we needed a new kitchen ceiling because we couldn’t paint over the stains. The bathroom was a complete gut, all the way to the studs. The pink walls couldn’t be painted either because it had a sponge texture and it was stained as well. We struck gold when we pulled up the carpet and discovered Hard Wood flooring under the carpet but there was several pet stains and the smell of urine was over whelming. All in all it worked out ok and we made a decent profit on this one. Here are the pictures of the finished product.
We sold this property for 84000.00 and cleared a profit of just over 18000.00 even with the unexpected cost. Like the show says Time to find another house to flip!!!!
